Set up your preferences once and they follow you everywhere. If you start on the app, the extension already knows them — and vice versa.
Every property gets a 0–100 score against your preferences. Tap the score to see the breakdown across factors like budget value, space, commute, safety, energy (EPC), natural light, broadband, relative value, air quality and quietness — each with the weight you gave it. Properties that fail a hard requirement (budget, bedrooms, commute cap, deal breakers) are flagged as excluded with the reason.
Quick 0–10 gauges summarise Condition, Transport, Amenities and Quietness. Tap the ? on any gauge for the detail behind the number.
An in-depth AI write-up of how a specific property fits you — weighing your budget, household, commute, must-haves and deal breakers. Pro, Pro+ and the trial get unlimited analyses; on Free you can unlock individual properties with credits.
Assesses garden aspect and sunlight potential as part of the personalised analysis.
Describe what you want in plain English — e.g. “3-bed terraced near good schools with a garden” — and Nookaly returns matching properties scored to your preferences. Free includes 5 searches a day; Pro gets 20 a day and Pro+ 50.
On a Rightmove or Zoopla search-results page, Nookaly scores every visible listing and re-ranks them by how well they fit you.
A daily “For You” set of recommendations, ranked to match your preferences and the homes you save and view (when Smart Recommendations is on). Mark anything “Not interested” to see fewer like it. Pro gets 10 picks a day; Pro+ gets 20. In the app, Discover is its own tab with “For You” and “Best Commute” modes.
Save any property with the star. Your shortlist is ranked by score and you can rename entries. Export a shareable code to back up or hand off your list, and import a code to load someone else’s.
Compare your shortlisted homes side by side. Nookaly produces a ranking, the key trade-offs, and “if this matters most” scenario picks to help you decide. The trial includes one comparison; Pro and Pro+ are unlimited.
On Pro+, the comparison refreshes automatically as your shortlist changes, so it’s always up to date.
Add up to 8 destinations (work, school, gym, family…) with a postcode, transport mode, target time and how often you travel. For each property you see the journey time, step-by-step route, the Commute Quality Index (a stress score from duration, crowding, transfers and reliability), single fare and estimated annual cost — and whether each trip is within your target.
Demographics, crime statistics, broadband speeds, flood and noise levels, air quality, deprivation indices and nearby planning applications for each property’s area. In the app these live on the property’s Area tab.
See the property and your shortlist on a map, with nearby transport, schools, supermarkets, parks, healthcare and more. In the app you can switch the favourites view to Map and add your own Points of Interest (a gym, a relative’s home) as pins.
Save areas you’re tracking so new matching listings surface automatically, filtered to a score cutoff you choose. Pro includes 2 outcodes; Pro+ includes 5 outcodes plus a whole London borough. Manage them in the app under Settings → Watch Areas.
A regular round-up of your matches, delivered by email wherever you signed up. Free is a weekly digest of your top property; Pro lets you choose weekly, fortnightly or monthly (up to 5 properties); Pro+ adds daily and twice-daily options (up to 10 properties). Digest frequency is currently set from the browser extension.
Nookaly flags “gem” properties — the standouts worth jumping on — on every plan. The app delivers these as push notifications, and they’re highlighted in your digest, so you don’t miss one. On Pro+, new matches are also analysed automatically in the background.
Set your budget, minimum bedrooms/bathrooms, household, property type, condition, garden and parking, plus weight sliders for the 10 scoring factors and your desired features and deal breakers. In the app these live under Settings → Housing Preferences. Re-run the guided setup any time to refresh everything at once.
Describe anything else that matters in your own words (“space for a piano”, “south-facing garden”) and it’s factored into your personalised analysis.
One account, every device. Sign in with the same email on the app and the extension and your preferences, favourites, watch areas and subscription all stay in sync. The app uses a passwordless magic link; the extension and web use the same email sign-in.
Manage your plan. Open Settings on either platform to see your current plan and upgrade, downgrade or cancel. Where you pay depends on where you subscribed:
Your plan is the same across all of them — you just manage payment wherever you bought it. Pay-per-use analysis credits work the same way.
Your data. Under Settings → Privacy & Data in the app (or the privacy section of the extension) you can export everything Nookaly holds about you, or delete your account — deletion is scheduled with a 30-day grace period in case you change your mind. We comply fully with GDPR.
