Buying next to a railway line: what actually matters

About one listing in five around London sits within 100 m of a track. Train noise and vibration are different problems, and only one of them has a cheap fix.

You've found the house. Then you notice the line at the bottom of the garden, or the agent's "convenient for transport links", or a low rumble on the second viewing that nobody mentions. And you start wondering whether you're about to buy a problem.

Here's the plain version. Some railway-side homes are a problem and some are just cheaper than they should be, and the difference isn't how close the track is. It's what kind of noise reaches you, and whether that kind can be fixed.

It's a fifth of the market, not an edge case

Start with how many homes this affects, because the usual framing is "unusual situation" and it isn't.

Across the active asking-price listings we hold in and around London, as at September 2026, measured to the nearest track rather than the nearest station:

So roughly one listing in five is within 100 m of a track, and one in ten is within 50 m. Most of those homes sell, and most of the people in them are fine. Proximity on its own tells you almost nothing. The next two sections are what does.

Two different problems, and only one has a cheap fix

Most advice treats "railway noise" as one thing. It's two, and they behave differently.

Airborne noise is the sound of the train. It comes through the air, in through the windows and walls, and it obeys the rules you'd expect. Distance helps. A cutting, a wall or a row of houses in between helps. Decent glazing helps a lot. If this is your problem, you can spend money on it and get somewhere.

Ground-borne vibration is different. The train shakes the track, the track shakes the ground, and the ground shakes your house. Some of it you feel, as a tremor in the floor or a cup rattling on a shelf. Some of it you hear, because a vibrating wall or floor radiates a low rumble into the room. Engineers call that re-radiated noise, and it arrives through the structure, not the windows. New glazing does nothing for it. Nor does a fence or a hedge.

The honest answer on ground-borne vibration is that it gets fixed at the track, not at the house. When Crossrail was built, the design criterion for ground-borne noise in homes above the tunnels was 40 dB LAmax,S, with 35 dB the target, and the way they hit it was resilient pads under the sleepers and floating concrete slab track under the rails. That's what a railway installs when it builds a line. It's not something you can do to a Victorian terrace after you've exchanged.

So the question at a viewing isn't "can I hear trains". It's "can I feel them". Stand still in the room you'd use most while one goes past. If the floor moves, you've found the problem that money can't easily fix.

What decides how bad it is

Five things, and the listing tells you none of them.

  • What runs on the line. A suburban passenger route with electric units is a different neighbour from a mixed line carrying freight. Freight is the one to ask about, because it isn't in the passenger timetable. Network Rail's own description is that freight runs outside the passenger peaks and only when there's demand, so a line that seemed quiet at your Saturday viewing can still carry a freight path at two in the morning.
  • How often, and when. A train every few minutes on a metro line becomes a constant you stop hearing. A handful a day, all of them overnight, is worse for sleep than the count suggests.
  • Distance, and what's in between. Airborne noise drops with distance and with anything solid in the way. A line in a cutting is a quieter neighbour than one on an embankment at bedroom-window height.
  • The ground. Vibration travels differently through different ground, and the same distance from the same trains can feel different two streets apart. No map tells you this. You have to stand in the house.
  • Night working. Trains aren't the only thing on the line. Network Rail does most of its maintenance and engineering at night, because that's when it disrupts fewest passengers, and it says plainly that the work can be noisy if you live near the railway. It tries to give notice, but not for emergency work or long moving worksites.

The map that exists, and what it can't tell you

There is an official dataset, and the current one is better than the last.

Defra publishes strategic noise maps for England under the Environmental Noise (England) Regulations. The current round, published in October 2024, is a snapshot of 2021, and for the first time it models every public road and railway in England rather than only the major ones. Rail noise is calculated on a 10 m grid at 4 m above ground. The headline metric is Lden, a day-evening-night level that adds a 5 dB penalty for evening noise and a 10 dB penalty for night noise, and there's a separate Lnight figure for 11pm to 7am. The data is open, on environment.data.gov.uk, under the title Rail Noise, All Metrics, England Round 4.

Three things to hold in your head when you look at it.

It's modelled, not measured. Defra's own wording is that no actual noise measurements were taken in producing the maps. It's a calculation from train types, timetables and geometry.

It's a snapshot of 2021. Timetables change. So do fleets.

It's airborne only. The map shows sound in the air at 4 m. It says nothing about vibration through the ground, which is the problem you can't fix.

Defra puts the limit plainly itself: the data "does not necessarily represent an exact picture of the current situation on the ground at any given locality on any given day." Use it to shortlist. Don't use it to decide. Nookaly's quietness score works the same way, knocking points off for distance to the nearest track, and it carries the same caveat: it's a proximity, not a vibration reading.

You can't complain about the trains

One more thing worth knowing before you buy, because most people assume the opposite.

Section 122 of the Railways Act 1993 gives Network Rail and train operators statutory authority for running rolling stock on the track, and that authority is a defence to nuisance proceedings, civil or criminal. In plain terms, ordinary noise from ordinary trains isn't something you can take to court. Network Rail's own position, on its website, is that if you're worried vibration is damaging the structure you should get a report from an independent surveyor, and if you're concerned about noise you can ask them what's causing it and how long it's likely to last.

That's a real difference from a noisy neighbour or a pub. There's no enforcement lever. What you buy is what you get.

What to do about it

In the order you'd actually do it.

  1. Find the track on a map, and measure to it. Not the station, the track itself. Then look at what's between you and it: houses, a wall, a cutting, or nothing.
  2. Check the Defra rail noise data for the address. Airborne, 2021, modelled. A high night level is a flag. A blank is not a pass.
  3. Work out what runs on it. Look at the passenger timetable for the nearest station: trains an hour, first and last train. Then ask the agent and the seller directly whether freight uses the line, and at what hours. If nobody knows, treat that as "yes, and nobody's checked".
  4. Visit three times. A weekday rush hour, late on a weekday evening, and a weekend. Each time, stand in the bedroom and the main living room while a train passes. Listen, then put a hand flat on the wall.
  5. Ask the seller in writing, through your solicitor, whether there have been complaints to Network Rail about noise or vibration, and whether any glazing was fitted for noise. A written answer matters later in a way a chat at the viewing doesn't.
  6. If you felt vibration, tell your surveyor before the visit. A Level 2 or 3 survey can record cracking patterns and say whether the surveyor thinks vibration is a factor. Network Rail's own advice for structural concern is an independent surveyor, so get it into the report.
  7. Price it as the thing it is. Noise you can hear but not feel, on a passenger line, is usually a discount for a fixable problem. Vibration you can feel, on a line carrying freight, is a discount for a problem you'll live with. Pay accordingly, and remember your buyer will do the same sum when you sell.

The honest summary

A fifth of listings around London sit within 100 m of a railway, and most of them are fine. What decides whether yours is fine is the type of noise, not the distance. Sound through the air responds to distance, glazing and whatever's in between. Vibration through the ground responds to almost nothing you can afford. The map only covers the first. Your feet in the bedroom, at 11pm on a Tuesday, cover the second.
